Bungie puts its 210,984-square-foot Bellevue campus up for sublease after layoffs

Bungie has listed its 210,984-square-foot Bellevue campus for sublease through September 2035 while keeping a physical office as it continues its digital-first, remote-friendly model.

Bungie has put its Bellevue, Washington, headquarters up for sublease after another round of layoffs affected the Destiny and Marathon teams in June. The move does not mean the studio is leaving the site entirely, as a Bungie representative confirmed that some operations will remain in Bellevue.

A commercial listing highlighted by The Game Post shows the full 210,984-square-foot campus available for new tenants through September 30, 2035. Bungie’s master lease therefore leaves the studio with a long-term obligation even as it looks for another occupant. The property is marketed as a turn-key production facility built for specialized work.

What Bungie’s Bellevue facility includes

The space comes with considerably more than standard offices. The listing includes a dedicated lobby, gyms and exercise areas, a rock-climbing wall, showers, lockers, a motion-capture studio, a cafe, catering space, and a private exterior patio.

Bungie’s headquarters originally measured about 84,000 square feet. A 2021 expansion more than doubled the campus to just under 211,000 square feet during a period when the studio was growing and pursuing multiple projects. The larger site later housed around 1,600 employees working on Destiny and other projects.

Bungie will keep a physical Bellevue presence

Bungie moved toward a digital-first model several years ago and says remote collaboration has worked well for its changing workplace needs. The studio adopted a flex-work framework in 2022 that made its roles eligible for remote work, leaving no clear public count for how many employees were still regularly using the Bellevue campus.

Bungie will retain a physical office in Bellevue, but it has not disclosed how much space it will keep or which parts of the campus will remain under its control. The sublease search reflects how far the workplace has changed after years of cuts and wider remote work.

Workforce reductions have reshaped the company alongside that office change. Former CEO Pete Parsons said in July 2024 that Bungie had around 850 employees. Layoffs included roughly 100 employees in October 2023, another 220 developers in July 2024, and at least 292 jobs listed in a June 2026 WARN notice.

That contraction also reduced the strategy behind the Bellevue footprint. After Sony’s $3.6 billion acquisition, multiple incubation projects were cut, while Parsons and the executive who replaced him have since left. In the years after Sony finalized its acquisition of the studio, hundreds of positions were either moved into Sony Interactive Entertainment or eliminated.

The sublease follows layoffs and project cuts

The end of active Destiny 2 development was followed by layoffs affecting most of the game’s team. Some Marathon developers were also affected after that team grew into the hundreds and absorbed Destiny 2 developers at different points.

Bungie has since said the remaining Destiny 2 team cannot promise the same response to bugs and other in-game issues as before. Its role now includes keeping the servers online, but support is not operating at the previous scale.

Marathon has also struggled to provide the kind of stability Bungie needs from its other released game. It is approaching its third season, and player numbers are far below release levels. Season 2 content did not reverse that decline.

Sony said in June that the latest cuts followed a review of Bungie’s long-term direction, development priorities, resource needs, and role within its broader portfolio strategy. The sublease now points to a smaller office commitment for Bungie, while the company’s response makes clear that Bellevue will remain part of its operations.
